Real Estate Agents
What you need to provide prior to closing:
- A copy of a signed contract along with any and all addendums
- Contact numbers of the buyers and sellers
- Name and number of lender/broker
- Homeowners Association information, including contact name, telephone number and address
- Fax a copy of the official wood and termite inspection report
- All payoff information together with contact information for each loan, account numbers and social security numbers for all parties involved
- If you require a survey
- Information for funds being held in escrow at closing, if applicable
What you need to bring to closing:
- Original signed contract with all addendums
- Original home warranty
- Copy of repair bills (paid/unpaid) if applicable
- If earnest money exceeds commission, please bring to closing
- Original official wood and termite inspection report

What we need from you:
- Survey
- Certificate of Occupancy
- Official wood and termite inspection report--cost and to whom**
- Home Builders Warranty, if applicable--cost and to whom**
- Percentage of house completed as of January 1st**
- Payoff information, loan numbers, phone numbers and point of contact**

Buyers
What you need to provide prior to closing:
- A copy of the good faith estimate provided by your lender
- Homeowner's hazard insurance information (Name of the insurance company, the premium and when it's due)
- Social security numbers for borrowers
- Copy of the executed Power of Attorney (bring the original to closing), if applicable
What you need to bring to closing:
- Photo ID
- Certified funds, if the amount due is more than $5,000. The funds can be made payable to you and can be endorsed at closing.
- Personal checkbook, in case the amount needed at closing changes from the amount given to you by the lender or closing attorney.
- Homeowner's hazard insurance with paid receipt or invoice showing the amount due to be paid at closing.
- Any documents required by lender as conditions of closing (ex. Copies of tax returns, profit sharing, etc.)
- Original executed Power of Attorney (if one party is unable to attend the closing), if applicable

Things to provide before closing:
- Homeowners Association information, including contact name, telephone number and address
- All payoff information together with contact information for each loan, account numbers and social security numbers for all parties on the loan
- Names of all parties on title to the property
- A list of all invoices for any repairs, if applicable
- Fax a copy of clear official wood and termite inspection report
- A forwarding address and telephone number
- Copy of the executed Power of Attorney, if applicable
Things to bring to closing:
- Photo ID
- Home warranty information, if applicable
- Original official wood and termite inspection report
- Copy of repair bills (paid/unpaid), if applicable
- Keys/garage door openers to the property
- Original executed Power of Attorney (if one party is unable to attend the closing), if applicable.
